From Hoveton To Leiston

For many years, an historic brake van has been a familiar feature at Tilia’s Hoveton Business Park site, marking its former incarnation as a railway goods yard. However, we’ve decided it’s time that the partially restored carriage should be returned to a railway organisation, where it can be put to good use.

Tilia has much pleasure, therefore, in donating the brake van to the LWR, Leiston Works Railway, a not-for-profit Suffolk based railway preservation society, with the handover scheduled for 31st October. Once the van has been fully restored it will be used to transport visitors to the LWR along the works line.

We will also be allowing the LWR to remove a section of the rails on which the brake van has stood during its time at Hoveton, along with the stop end buffers, which will increase the size of the available staff parking area at the business park.

We’d like to wish the LWR all the best with their restoration project and look forward to hearing progress updates.

Hoveton is just one of business parks where Tilia manage commercial properties. Take a look at our website for news of our other sites www.tiliaproperties.co.uk

Welcome To Angling Direct

Units 1-2D on the Rackheath Industrial Estate have now been let to the country’s leading fishing tackle supplier Angling Direct.

The units had previously been made separate by the construction of new partition walls, firewall and the addition of cladding, with unnecessary doorways and ramps blocked off, creating great new premises.

Angling Direct supply a wide range of fishing tackle, clothing and equipment suitable for sea, coarse and fly fishing, making this a great one-stop shop for all your angling needs.

Tilia Properties would like to welcome Angling Direct to Rackheath – we’re sure they’ll find it a great business community and a friendly place to be!

A Big Success!

Tilia Properties leases business units to a diverse selection of businesses large and small, across Norfolk and North Suffolk.

One such business is Lisa Angel, based on the Rackheath Industrial Estate, Norwich, which sells a popular range of jewellery and gifts. Lisa started her business from her own home, managing with limited funds, growing into a very successful company that now employs 40 members of staff, with sales currently recorded at £2.2 million.

In recognition of Lisa Angel’s success, David Cameron included a visit to the company on his recent election pledge tour of the area. Cameron has promised to provide more support and Start Up Loans to small businesses, which Lisa Angel believes would have been of benefit to her in the early days of her business.

The Wendover Road unit at Rackheath is just one of many leased by Tilia to a variety of businesses across East Anglia. Offering well-appointed units on such thriving industrial estates as Snetterton, Sea Lake and Hoveton and Beccles Business Parks, in addition to Rackheath, we can provide the ideal premises for your business.

Kids Zone To Move To Sea Lake

The Tilia team are hard at work renovating Unit 14 at Sea Lake Marina, Lowestoft, in preparation for the arrival of Kids Zone Childcare Limited, a Lowestoft based company that offers before and after school childcare and school holiday schemes.

Kids Zone offer a valuable ‘wrap around’ service for children aged 3 months to 14 years, enabling parents and carers to juggle work commitments and childcare arrangements, whilst offering excellent educational and play facilities. Services offered include provision of a nutritious breakfast, school drop offs and pick-ups and activities aimed at encouraging learning skills.

The premises offer indoor and outdoor play areas and will be available to rent during evenings and weekends, to allow parents to hold children’s parties and local clubs to meet. Once established in their new building, Kids Zone will also be able to offer a much-needed nursery facility.

Before the team could start updating the facilities, the unit had to be cleared of debris and made safe, allowing the team to move in and work on renovating the structure.

First on the list was reinforcement of the window heads, to provide the strength to support the weight of the new, pitched roof, which was fitted to the unit complete with appropriate soffits and guttering.

Further internal work is now in progress, including creation of partition walls and installation of necessary electrical wiring and plumbing for the new welfare area. This will then be followed by the addition of new windows and doors and general redecoration to complete the refurbishment.

Work on the additional site drainage is ongoing, with a view to completing the project shortly.

Shaun Caterall, Contracts Manager for Tilia is pleased with the steady progress of the project, commenting, “The team are working hard as always, we look forward to handing the unit over to Kids Zone in the near future.”

Saving Water For Preva

Tilia Properties is always pleased to work on environmentally friendly projects, such as one of the latest in which we’ve been involved – a water recycling plant for Preva Produce at Snetterton.

The Tilia team carried out all necessary excavations, extensive groundwork, installation and connections and worked hard to create a bespoke water storage tank to meet exacting specifications.

Shaun Caterall, Contracts Manager for Tilia, was instrumental in the design of the water storage tank, which was not readily available, as it had to be made to a specific size to meet the requirements of the treatment plant manufacturers. It was constructed using concrete rings, which then needed a fibreglass lining to ensure that it was completely watertight and therefore fit for purpose.

Following all Tilia’s hard work, the recycling plant company’s expert team provided and efficiently assembled the water recycling plant – in just three days!

Installation of the recycling unit is set to reduce Preva’s water bills by some £60k a year! The plant completely cleans and recycles the water used by the company to wash potatoes, enabling it to be completely reused. The system is efficient enough to remove all vegetable matter, soil deposits, chemicals and insecticides, returning the water to specified standards. In addition to this, the soil deposits removed are compacted and used as top-grade soil. Only 5% of water is likely to be lost per year through evaporation.

Another local firm known to Tilia, L&G Engineering, are now fabricating a service bridge to connect electricity, compressed air, water and waste water from the main building to the new plant. The gantry will be approximately 6 metres high and is expected to be delivered and installed at the Preva site in early September.

This has been an interesting and, at times, challenging project, in which we have been delighted to be involved.
