From Cars To Coffee


March means spring and spring means new beginnings, and we certainly have lots of new things going on here at Tilia Properties.

Work is well underway on a new coach park at Unit 36R, Ramirez Road on the Rackheath Industrial Estate. Tilia’ groundwork contractor M G Ground Works www.mgplanthire.co.uk has been busy on site since mid-January, preparing the ground and laying a new concrete surface. This has also involved putting in new site drainage incorporating a full retention separator to catch potential fuel spillages to meet environmental standards, creating a new access road and erecting new site security fencing.

Meanwhile, over at Unit 32, Ramirez Road a new car sales yard is up and running, following the construction of a purpose-built centre on the site during the summer and autumn of last year. Spencers Car Sales www.spencerscarsales.co.uk is a family business with over 15 years experience, specialising in German made used cars.

The Tilia Grain Store at Rackheath was pleased to report that 2016 proved a very busy year, which meant an increase in site traffic, facilitating the need for some vital updates. New fencing has now been put in place and the team have worked on refitting and updating the grain store’s silos, holding bins and conveyor systems. This work, together with the update of our site protocols have ensured continued efficiency and safety at the store. We’re happy to say, “From the time your grain arrives, our care and expertise is assured. Staff from our certified laboratories obtain samples and conduct all required test on the grain analysis and testing on arrival…”

There’s also good news at the popular B24 Coffee Lounge, where the opening times have now been revised in line with demand. With the lounge now opening at 7 a.m. you can grab that vital ‘wake-up’ coffee before you start your working day, and it’s still open until 3 p.m. so there’s plenty of time to call in for elevenses, lunch and an afternoon cuppa too! A Big Success!

Further Expansion For Oyster Yachts At Wroxham

Tilia Properties is continuing work on the expansion project for the long-established, much-acclaimed cruising yacht company, Oyster Yachts, at their Wroxham facility.

The project has involved the construction of additional boat build bays and a new, improved customer reception area, completed to Tilia’s usual high standards.

The interior of the old units were stripped out and specific walls and the old roof covering removed. Installation of the bolt boxes, followed by the pouring of concrete for any new foundations required, came next in the process.

The Tilia team then proceeded with the steel erection of new pillars and beams. In order to increase the thermal value of the buildings, they were insulated, reroofed and the exteriors reclad. To complete this part of the project, Tilia laid a new concrete floor with necessary drainage connections and external reinforced concrete work.

The buildings were then completely rewired and new fire-safe roller shutter door systems installed. Refurbishment of the existing welfare facilities has now commenced to further improve the company’s Wroxham base.

An exercise in bespoke construction.


CIM Signs and Graphics situated at 9 Mackintosh Road, Rackheath Industrial Estate, approached Tilia to work on a project to increase their office space, create a meeting room and install a viewing area for clients to be able to watch vehicles having liveries applied.

The purpose-built, modern building was already making good use of the existing space, but there was insufficient room on the design floor to accommodate an additional office and meeting room to allow more privacy. Tilia’s solution? The creation of a mezzanine floor housing the required office and meeting room, whilst offering a view of the vehicle work area below.

Mark Baker, Company Director of CIM, was extremely pleased with the result, “It has completely transformed the design floor of the company, allowing privacy with clients when required.”

Witchcraft Way Sign Does Disappearing Act

Workers on the Rackheath Industrial Estate, including staff at Tilia Properties have been mystified by the strange disappearance of the Witchcraft Way road sign.

Here at Tilia we own and manage many properties on the estate and have played a big part in naming many of its roads, based on the estate’s former life as a USAAF base.

This is the third time the sign has vanished, meaning long spells with the road appearing unnamed. Twice we have replaced the sign only for it to be taken again. It’s a puzzle as to why it’s being repeatedly removed.

It may be that those responsible don’t understand the origin of the road name, believing it has magical connotations. However, the road is actually named after the most famous of the B24 Liberator aircraft that flew from Rackheath in World War II, which was called Witchcraft. The plane flew 130 successful strategic bombing missions whilst based at the airfield, serviced by the ground crew of the 467th Bombardment Group, under the expertise of crew chief Joe Ramirez – for whom another adjoining road is named.

Whilst we’ve been making a few jokes about the disappearance of the sign, we feel it is quite sad too, as amongst other road names and landmarks on Rackheath, it acts as a memorial to the men of the 467th Bombardment group.

At Tilia we are proud of Rackheath’s history and like to commemorate it with such gestures as road naming and restoration of the buildings such as the Control Tower, that is situated at the end of Witchcraft Way.

Eco Construction

Construction of Tilia’s new B-24 building on the Rackheath Industrial Estate, Norwich is progressing well, with solar power being used during the actual refurbishment, in addition to eventually providing electricity for the completed Business Centre.

Following initial construction of the building’s shell and roof, which includes solar panels to power the 3kw system, additional work is being carried out using the power generated by solar energy. It could be said to be an ‘eco-construction’, with contractors running their electrical equipment from the highly efficient solar powered energy system.

Minister Opens New Eco Build

The Eco and Business Training Centre (also known as the ‘Cube’) recently completed by Tilia on the Rackheath Industrial Estate, has gained approval from the Department of Energy & Climate Change.

Minister of State, Greg Barker, opened the centre for Broadland District Council on 18th May, praising the authority and the building.

Triple glazing, high levels of insulation, a rainwater harvesting system, solar panels and lighting operated by motion sensors are just some of the features Tilia incorporated, to create an energy efficient building with a low impact on the environment in line with the aims of the Department of Energy & Climate Change.

The ‘Cube’ is a great example of how buildings of the future should be constructed, being both cost efficient and less of a drain on the environment. TILIA COMPLETE ECO BUILD ON RACKHEATH

Tilia Properties is pleased to announce the recent completion of the Eco and Business Training Centre for Broadland District Council on the Rackheath Industrial Estate.

Tilia has worked in conjunction with several local suppliers and subcontractors to construct the cube-like building, with the emphasis placed on ecological features and practices, in order to reduce running costs and environmental damage.

Walls, flooring and roofing have all been insulated to a high standard in order to minimise heat loss and also limit noise levels, meaning that students in the lower floor classes will not be disturbed by sounds from the floor above. The installation of premium quality triple glazed windows with a U-value of 1 (U Value is the measurement of the rate of heat loss through a material and should be lower than 2 in this instance), further reduce heat loss, lowering fuel bills. Meanwhile, solar photovoltaic panels sited on the roof will efficiently provide low budget heating and hot water to the centre, whilst the inclusion of a rainwater harvesting system serving the toilet facilities will lower water consumption, a key point in view of the current water shortage.

Internally, there is a high standard of finish throughout the training rooms and offices, including installation of a food technology kitchen, a bespoke steel staircase and a lift to the first floor, ensuring the centre is accessible to all.

Tilia prides itself on the finish of this flagship building, which we believe to be a great model for ecological efficient builds of the future. Director Nick Hovey enthuses, “The Cube, as it has been affectionately called, is finished to a high standard throughout and is compliant with all current building regulations whilst featuring many innovative ecological features. The centre is designed to have lower energy costs than similar buildings of the past. It was a pleasure to work with Chris Hill of Broadland District Council, and I would like to thank him for being so appreciative of our hard work and ability to complete the project on time and within budget.”

The new centre is now open on Ramirez Road at the Rackheath Industrial Estate and is running a range of BCTS training courses.

Tilia/SEH Commercial Eco Training Partnership

Tilia Properties has recently completed construction of the Eco Training Centre on the Rackheath Industrial Estate.

The project has been a pleasure to work on, resulting in Tilia’s involvement with several other excellent local companies. Recent input has come from SEH Commercial, who provided competitively priced triple glazing, which involved levelling the long windows with the upper floor level. Working within DDA regulations, SEH have installed windows with a low leakage rate, receiving a high rating due to an air test of 4.8, which will result in lower heating and cooling costs for the building.

Tilia would like to thank Craig Forder, SEH’s Commercial Sales Manager, for all his hard work, providing excellent quotes and liaising with the architect. The finished results are very pleasing and the building is set to become a welcome asset to the local business and schools community.

Broadland Council Training Services has now commenced training programmes at the centre, which will be run cost-efficiently due to its many eco-friendly features provided by Tilia Properties and other local companies such as SEH Commercial.

Eco Build Update

Tilia Properties is pleased to report substantial progress on the Eco & Business Training Centre build on the Rackheath Industrial Estate.

Recent weeks have seen substantial progress on the groundwork and landscaping, installation of the purpose-built steel staircase and plastering and painting of the rooms.
Special features include a rainwater harvesting system, which is already working successfully, and solar panels in the roof, due to be fitted shortly, in order to provide heating and hot water for the building cost-effectively, whilst being eco-friendly.

Contracts Manager, Shaun Catterall confirms that the build is on schedule, “We have made good progress on the build and are looking forward to completion within the next few weeks”
