A Big Success!

Kids Zone To Move To Sea Lake

The Tilia team are hard at work renovating Unit 14 at Sea Lake Marina, Lowestoft, in preparation for the arrival of Kids Zone Childcare Limited, a Lowestoft based company that offers before and after school childcare and school holiday schemes.

Kids Zone offer a valuable ‘wrap around’ service for children aged 3 months to 14 years, enabling parents and carers to juggle work commitments and childcare arrangements, whilst offering excellent educational and play facilities. Services offered include provision of a nutritious breakfast, school drop offs and pick-ups and activities aimed at encouraging learning skills.

The premises offer indoor and outdoor play areas and will be available to rent during evenings and weekends, to allow parents to hold children’s parties and local clubs to meet. Once established in their new building, Kids Zone will also be able to offer a much-needed nursery facility.

Before the team could start updating the facilities, the unit had to be cleared of debris and made safe, allowing the team to move in and work on renovating the structure.

First on the list was reinforcement of the window heads, to provide the strength to support the weight of the new, pitched roof, which was fitted to the unit complete with appropriate soffits and guttering.

Further internal work is now in progress, including creation of partition walls and installation of necessary electrical wiring and plumbing for the new welfare area. This will then be followed by the addition of new windows and doors and general redecoration to complete the refurbishment.

Work on the additional site drainage is ongoing, with a view to completing the project shortly.

Saving Water For Preva


Tilia Properties is always pleased to work on environmentally friendly projects, such as one of the latest in which we’ve been involved – a water recycling plant for Preva Produce at Snetterton.

The Tilia team carried out all necessary excavations, extensive groundwork, installation and connections and worked hard to create a bespoke water storage tank to meet exacting specifications.

Shaun Caterall, Contracts Manager for Tilia, was instrumental in the design of the water storage tank, which was not readily available, as it had to be made to a specific size to meet the requirements of the treatment plant manufacturers. It was constructed using concrete rings, which then needed a fibreglass lining to ensure that it was completely watertight and therefore fit for purpose.

Following all Tilia’s hard work, the recycling plant company’s expert team provided and efficiently assembled the water recycling plant – in just three days!

Installation of the recycling unit is set to reduce Preva’s water bills by some £60k a year! The plant completely cleans and recycles the water used by the company to wash potatoes, enabling it to be completely reused. The system is efficient enough to remove all vegetable matter, soil deposits, chemicals and insecticides, returning the water to specified standards. In addition to this, the soil deposits removed are compacted and used as top-grade soil. Only 5% of water is likely to be lost per year through evaporation.

Another local firm known to Tilia, L&G Engineering, are now fabricating a service bridge to connect electricity, compressed air, water and waste water from the main building to the new plant. The gantry will be approximately 6 metres high and is expected to be delivered and installed at the Preva site in early September.

This has been an interesting and, at times, challenging project, in which we have been delighted to be involved.

Further Expansion For Oyster Yachts At Wroxham

Tilia Properties is continuing work on the expansion project for the long-established, much-acclaimed cruising yacht company, Oyster Yachts, at their Wroxham facility.

The project has involved the construction of additional boat build bays and a new, improved customer reception area, completed to Tilia’s usual high standards.

The interior of the old units were stripped out and specific walls and the old roof covering removed. Installation of the bolt boxes, followed by the pouring of concrete for any new foundations required, came next in the process.

The Tilia team then proceeded with the steel erection of new pillars and beams. In order to increase the thermal value of the buildings, they were insulated, reroofed and the exteriors reclad. To complete this part of the project, Tilia laid a new concrete floor with necessary drainage connections and external reinforced concrete work.

The buildings were then completely rewired and new fire-safe roller shutter door systems installed. Refurbishment of the existing welfare facilities has now commenced to further improve the company’s Wroxham base.

We are extremely pleased to be working on this current, exciting project for such a prestigious company. Oyster is renowned for its high standards of quality, comfort and performance in yacht design and production.

Expansion Work For Preva



This year, Tilia has been involved in the implementation of expansion plans for Preva’s potato packing plant at Snetterton Business Park in Norfolk.
One of the tasks undertaken by the team has been the construction of their new cold store units, on a site first marked out last December.

Before construction could begin, the site needed to be cleared and levelled, so that foundations could be set out. During excavation work the team had to dig down into blue clay, although work progressed well.


The next stage involved the installation of the bolt boxes and pouring of the concrete for the foundations. This was followed by the steel erection, which proceeded very smoothly, and the cladding work. To complete the project, Tilia laid the concrete floor with necessary drainage connections and external reinforced concrete work was put in place.


We were extremely satisfied with the finished result – two cold store stores, which were then fitted with chiller units in preparation for this year’s potato crop.


More recently, Tilia have further improved the site by adding additional reinforced concrete to the front of the units, creating an area for the delivery trucks.
