Introducing Shaun Catterall AaPS


Tilia Properties has pleasure in announcing the latest achievement by our Contracts Manager, Shaun Catterall.

He was previously awarded a NEBOSH (National Education Board in Occupational Safety and Health) National Certificate in Construction Health and Safety and has now also achieved APS membership, becoming an Associate Member of the Association of Project Safety. We may now refer to Shaun as Mr Shaun Catterall AaPS.

The requirements to become an associate member of the APS include a minimum of 3 years experience in the construction industry with relevant qualifications in construction, design or construction health and safety. Shaun has 32 years experience working in construction, including those he has spent with Tilia and is a valued member of our team. He is fully qualified to carry out all necessary CDM (Construction Design Management Co-ordination) requirements.

New Building for Mark Harrod Limited


Tilia are currently constructing a new building for sports equipment supplier, Mark Harrod Limited, situated at Tilia Court on the Beccles Business Park, Suffolk.

Mark Harrod Limited is one of the leading suppliers of specialist sports equipment in the UK. The company supplies schools, colleges, local authorities, contractors and sports clubs throughout the country, with a wide range of high quality products and was honoured to supply equipment for the London 2012 Olympics.

Work commenced by setting out the foundations for the new building, followed by extensive excavation work into blue clay. All the foundation work went according to schedule, as did the substantial excavations for the stanchion bases.

However, the blue clay was extremely sticky, prompting one of the Tilia team to comment, “I suddenly grew a couple of inches thanks to the amount of clay that built up on my work boots!”

Once the initial work had been completed, the bolt boxes were installed and the concrete poured. The steel erection went smoothly and the block work and external brickwork was able to progress, prior to the placement of the concrete floor, along with the drainage connections and other external groundwork.

The project is proceeding well and further details of the build will be posted shortly

New Postprint Build At Snetterton


One of our latest projects, has been the construction of a new purpose-built unit for Postpost at Snetterton Business Park, Norfolk.

Founded in 1976, Postprint is a family owned business offering a range of high quality design, printing and finishing services, combining traditional values and comprehensive knowledge with the latest technology.

Following setting out of foundations for the new build and excavation work down to 1.8m, the bolt boxes were installed and the concrete poured.

The steel erection went smoothly allowing the cladding work to progress, prior to the placement of the concrete floor, along with the drainage connections and other external groundwork.

Maximising heat retention and minimising noise levels were key factors in the construction of the floors and internal walls. The ground floor slab consisted of 150mm of concrete laid on insulation, whilst the first floor was constructed using the Comflor 60 System, incorporating 190mm of reinforced concrete, supplied by Tata Steel.

Internal partition walls were erected using timber studwork, incorporating high levels of insulation following the low sound, high heat retention principles of the build.

Despite some early setbacks, the project made steady progress and machine installation has now been completed.

Site Manager, Shaun Catterall, is very pleased with the way in which the work has progressed, stating, “The team from Tilia have worked very hard on this purpose-built unit for Postprint, overcoming some early problems to complete this latest build. We are about to finish the outside tarmac and paving, ready for hand over to Postprint shortly.”

An exercise in bespoke construction.


CIM Signs and Graphics situated at 9 Mackintosh Road, Rackheath Industrial Estate, approached Tilia to work on a project to increase their office space, create a meeting room and install a viewing area for clients to be able to watch vehicles having liveries applied.

The purpose-built, modern building was already making good use of the existing space, but there was insufficient room on the design floor to accommodate an additional office and meeting room to allow more privacy. Tilia’s solution? The creation of a mezzanine floor housing the required office and meeting room, whilst offering a view of the vehicle work area below.

Mark Baker, Company Director of CIM, was extremely pleased with the result, “It has completely transformed the design floor of the company, allowing privacy with clients when required.”

Association of Project Safety Accreditation

Tilia’s Contracts Manager, Shaun Catterall, has recently completed the APS (Association of Project Safety) approved ‘Management of CDM Co-ordination’ course, which culminated in a 3-hour examination.

The course enables individuals working within the construction industry to practice as CDM co-ordinators, managing all aspects of CDM to APS standards. The CDM co-ordination processes, provision of the service and procurement issues including legal aspects were all studied prior to the examination.

Shaun attended the 3-day course in Birmingham in order to gain his new qualification, which has increased his capability to carry out internal CDM (construction design management) work, reducing the costs to our clients.

Too Cold For Concrete!


This year Norfolk, as much of the country, has endured below freezing temperatures and its fair share of ice and snow – not a great scenario for the construction industry.

Tilia’s workforce braved these plummeting temperatures, dipping to a low of -13.1C, to continue the construction of some of our current building projects, including a new build at Snetterton, although obtaining the relevant materials created somewhat of a problem.

For a time, it was impossible to get concrete from any local suppliers, due to frozen water supplies, so work was delayed until a company from Great Yarmouth were able to come to the rescue with a much needed concrete delivery.

The bad weather delayed the Snetterton project by about two and a half weeks, but thanks to the hard work and devotion of the Tilia team, we’ve have been steadily catching up with the work and the project is now back on schedule.

Witchcraft Way Sign Does Disappearing Act

Workers on the Rackheath Industrial Estate, including staff at Tilia Properties have been mystified by the strange disappearance of the Witchcraft Way road sign.

Here at Tilia we own and manage many properties on the estate and have played a big part in naming many of its roads, based on the estate’s former life as a USAAF base.

This is the third time the sign has vanished, meaning long spells with the road appearing unnamed. Twice we have replaced the sign only for it to be taken again. It’s a puzzle as to why it’s being repeatedly removed.

It may be that those responsible don’t understand the origin of the road name, believing it has magical connotations. However, the road is actually named after the most famous of the B24 Liberator aircraft that flew from Rackheath in World War II, which was called Witchcraft. The plane flew 130 successful strategic bombing missions whilst based at the airfield, serviced by the ground crew of the 467th Bombardment Group, under the expertise of crew chief Joe Ramirez – for whom another adjoining road is named.

Whilst we’ve been making a few jokes about the disappearance of the sign, we feel it is quite sad too, as amongst other road names and landmarks on Rackheath, it acts as a memorial to the men of the 467th Bombardment group.

At Tilia we are proud of Rackheath’s history and like to commemorate it with such gestures as road naming and restoration of the buildings such as the Control Tower, that is situated at the end of Witchcraft Way.
