Improvements At The IBTC



Tilia Properties is pleased to be working on a major refurbishment of the main boatshed at the International Boatbuilding Training College in Lowestoft. The college, which runs comprehensive boatbuilding and joinery courses attracting students from all over the world, was in need of a more heat retentive building to boost its energy efficiency.

The Tilia team started by removing all of the old cladding and various fixings and ensuring that the remaining was structure safe and secure, before the installation of new materials could commence.

We’ve now started to erect the new cladding, which is designed to significantly improve the thermal rating of the building by minimising heat loss. The addition of new, more energy efficient, windows and doors will further improve heat efficiency.

Our final task in this project will be to install new roller shutter doors at the front of the boatshed, resulting in a more practical, aesthetically pleasing building.

At Tilia we pride ourselves on maintaining and renovating all of our industrial units to meet current building standards to a high level. We’re sure the IBTC will enjoy the benefits of their new, improved boatshed.

From Hoveton To Leiston



For many years, an historic brake van has been a familiar feature at Tilia’s Hoveton Business Park site, marking its former incarnation as a railway goods yard. However, we’ve decided it’s time that the partially restored carriage should be returned to a railway organisation, where it can be put to good use.

Tilia has much pleasure, therefore, in donating the brake van to the LWR, Leiston Works Railway, a not-for-profit Suffolk based railway preservation society, with the handover scheduled for 31st October. Once the van has been fully restored it will be used to transport visitors to the LWR along the works line.

We will also be allowing the LWR to remove a section of the rails on which the brake van has stood during its time at Hoveton, along with the stop end buffers, which will increase the size of the available staff parking area at the business park.

We’d like to wish the LWR all the best with their restoration project and look forward to hearing progress updates.

Kids Zone To Move To Sea Lake

The Tilia team are hard at work renovating Unit 14 at Sea Lake Marina, Lowestoft, in preparation for the arrival of Kids Zone Childcare Limited, a Lowestoft based company that offers before and after school childcare and school holiday schemes.

Kids Zone offer a valuable ‘wrap around’ service for children aged 3 months to 14 years, enabling parents and carers to juggle work commitments and childcare arrangements, whilst offering excellent educational and play facilities. Services offered include provision of a nutritious breakfast, school drop offs and pick-ups and activities aimed at encouraging learning skills.

The premises offer indoor and outdoor play areas and will be available to rent during evenings and weekends, to allow parents to hold children’s parties and local clubs to meet. Once established in their new building, Kids Zone will also be able to offer a much-needed nursery facility.

Before the team could start updating the facilities, the unit had to be cleared of debris and made safe, allowing the team to move in and work on renovating the structure.

First on the list was reinforcement of the window heads, to provide the strength to support the weight of the new, pitched roof, which was fitted to the unit complete with appropriate soffits and guttering.

Further internal work is now in progress, including creation of partition walls and installation of necessary electrical wiring and plumbing for the new welfare area. This will then be followed by the addition of new windows and doors and general redecoration to complete the refurbishment.

Work on the additional site drainage is ongoing, with a view to completing the project shortly.

Shaun Caterall, Contracts Manager for Tilia is pleased with the steady progress of the project, commenting, “The team are working hard as always, we look forward to handing the unit over to Kids Zone in the near future.”

Expansion For Oyster Yachts At Wroxham

Tilia Properties is pleased to embark on a new expansion project for the long-established, much-acclaimed cruising yacht company, Oyster Yachts, at their recently acquired Wroxham facility.

Oyster Marine was founded in 1973 and in 2012 took over the Oyster Yacht division of EC Landamores, Wroxham, Norfolk, which had been responsible for fitting out Oyster yachts in the capacity of subcontractor for almost 40 years. The Wroxham site will focus on the production of smaller yachts, requiring expansion of the existing premises.

Tilia is now commencing work on the construction of additional build bays and a new, improved customer reception area. This represents a return visit to the site for Tilia, as back in November 2006, we carried out improvements for EC Landamores, combining three separate properties into one large unit, creating an ideal space for boat production.

Too Cold For Concrete!


This year Norfolk, as much of the country, has endured below freezing temperatures and its fair share of ice and snow – not a great scenario for the construction industry.

Tilia’s workforce braved these plummeting temperatures, dipping to a low of -13.1C, to continue the construction of some of our current building projects, including a new build at Snetterton, although obtaining the relevant materials created somewhat of a problem.

For a time, it was impossible to get concrete from any local suppliers, due to frozen water supplies, so work was delayed until a company from Great Yarmouth were able to come to the rescue with a much needed concrete delivery.

The bad weather delayed the Snetterton project by about two and a half weeks, but thanks to the hard work and devotion of the Tilia team, we’ve have been steadily catching up with the work and the project is now back on schedule.

New Extension for Saxon Packaging

Tilia Properties have recently carried out groundwork and civils for a new extension at Saxon Packaging Ltd, Harvest Drive, Lowestoft, Suffolk.

The foundations were set out and the excavation work then commenced, which involved excavating through Tarmac, then concrete into blue clay. We’re pleased to report that all foundation work went well, as did the substantial excavations for the stanchion bases.

Once all this work was complete, the bolt boxes were installed and the concrete poured. The steel erection went smoothly and the cladding work is now in progress, prior to the placement of the concrete floor, along with the drainage connections and external tarmac works, which will complete the project.

Paul King, MD of Saxon Packaging Ltd has nothing but praise for Tilia and the work carried out, stating, “I have been involved in many construction projects over the years and I have to say that Tilia Properties Ltd have been by far the best contractor I have dealt with. Tilia/SEH Commercial Eco Training Partnership

Tilia Properties has recently completed construction of the Eco Training Centre on the Rackheath Industrial Estate.

The project has been a pleasure to work on, resulting in Tilia’s involvement with several other excellent local companies. Recent input has come from SEH Commercial, who provided competitively priced triple glazing, which involved levelling the long windows with the upper floor level. Working within DDA regulations, SEH have installed windows with a low leakage rate, receiving a high rating due to an air test of 4.8, which will result in lower heating and cooling costs for the building.

Tilia would like to thank Craig Forder, SEH’s Commercial Sales Manager, for all his hard work, providing excellent quotes and liaising with the architect. The finished results are very pleasing and the building is set to become a welcome asset to the local business and schools community.

Broadland Council Training Services has now commenced training programmes at the centre, which will be run cost-efficiently due to its many eco-friendly features provided by Tilia Properties and other local companies such as SEH Commercial.

Certification Awarded for Safety and Health

Tilia Properties Limited is proud to announce that our Contracts Manager, Shaun Catterall, has been awarded a NEBOSH (National Education Board in Occupational Safety and Health) National Certificate in Construction Health and Safety.

This will now enable us at Tilia to address more of the day to day safety issues within the company, and carry out our own Construction Design Management co-ordination work as opposed to subcontracting to other companies. This will result in the provision of an even more streamlined, efficient service for our customers, ensuring consistency in a project from start to finish.

Rackheath Rebuild Completed


Rackheath Rebuild Completed

Rebuilding on the Rackheath Industrial Estate has now reached completion, following the widespread damage caused by the explosion at the KC Café in January of this year.

Tilia Properties, who own many of the properties on the Estate, have been involved from the outset, clearing debris, ensuring safety of structures and repairing and rebuilding the majority of damaged units. Staff from surrounding companies joined in the massive clear-up operation, which resulted in power supplies being cut, damage to the nearby Target Storage and Stratstan buildings and a total of eight units requiring re-roofing.

Thankfully there were no human casualties in this incident, although it did impact somewhat on the lives of many staff, with a stranded Polish lorry driver being given accommodation in Tilia’s office. Jackie Jones, of Tilia Properties explained, “Many of us had to walk across the fields in wintry conditions to get to work in the morning.”
