From Cars To Coffee


March means spring and spring means new beginnings, and we certainly have lots of new things going on here at Tilia Properties.

Work is well underway on a new coach park at Unit 36R, Ramirez Road on the Rackheath Industrial Estate. Tilia’ groundwork contractor M G Ground Works www.mgplanthire.co.uk has been busy on site since mid-January, preparing the ground and laying a new concrete surface. This has also involved putting in new site drainage incorporating a full retention separator to catch potential fuel spillages to meet environmental standards, creating a new access road and erecting new site security fencing.

Meanwhile, over at Unit 32, Ramirez Road a new car sales yard is up and running, following the construction of a purpose-built centre on the site during the summer and autumn of last year. Spencers Car Sales www.spencerscarsales.co.uk is a family business with over 15 years experience, specialising in German made used cars.

The Tilia Grain Store at Rackheath was pleased to report that 2016 proved a very busy year, which meant an increase in site traffic, facilitating the need for some vital updates. New fencing has now been put in place and the team have worked on refitting and updating the grain store’s silos, holding bins and conveyor systems. This work, together with the update of our site protocols have ensured continued efficiency and safety at the store. We’re happy to say, “From the time your grain arrives, our care and expertise is assured. Staff from our certified laboratories obtain samples and conduct all required test on the grain analysis and testing on arrival…”

There’s also good news at the popular B24 Coffee Lounge, where the opening times have now been revised in line with demand. With the lounge now opening at 7 a.m. you can grab that vital ‘wake-up’ coffee before you start your working day, and it’s still open until 3 p.m. so there’s plenty of time to call in for elevenses, lunch and an afternoon cuppa too! Be sure to check out the new menu updates on your next visit.

New Homes For Hoveton


At Tilia Properties we’re delighted to have been awarded outline planning permission for development of land to the north of our Hoveton Business Park.

With the current housing shortage, the building of 28 new homes will be a boost to the area, as will the creation of new jobs due to the expansion of neighbouring boat builder Oyster Yachts and the construction of six new employment units. The local community will reap further benefits from the construction of a new junction and improved access from the B1354 Horning Road. As committee chairman Richard Shepherd declared, “I think this is an excellent scheme, housing wise and job wise”.

Oyster Yachts is a long-established, renowned company, currently employing 178 staff on a full-time basis, with plans to create another 308 posts. Their Hoveton site concentrates on the production of smaller yachts from their prestigious range.

At Tilia we believe that the creation of new homes and jobs is vital to the local economy and are pleased to be able to put available land to such good use. As Councillor Sue Arnold proclaimed, “This is derelict land and it will be an improvement for local residents.”

Grainstore Opportunities

We are currently recruiting grainstore operatives at Tilia Grain Storage based on the Rackheath Industrial Estate, Norwich.

This is an excellent opportunity to become part of a professional team within an established, expanding company that stores, tests and processes cereal commodities to a capacity of 45,000 tonnes. We are fully TASCC certified (Trade Assurance Scheme for Combinable Crops) and are pleased to offer a great salary package including pension, overtime pay for working over 40 hours a week in addition to a basic salary of circa £18,000 per annum.

Duties will include testing and analysis of grain in our well-appointed laboratories, operation of grain handling and processing machinery, annual machinery maintenance and servicing, accurate record keeping and ensuring stored goods are kept to strict specifications.

We’re looking for individuals with effective communication and customer service skills, a professional approach and attention to detail, the ability to work as part of team as well as on your own initiative, good IT and literacy skills, a clean UK driving licence and a forklift/telehandler licence. Basic engineering/mechanical skills would be an advantage, but not essential, and previous grain storage experience is preferred but not mandatory as full training is provided.

Refurbishment for IBTC


The Tilia team are currently working on phase two of the renovation and refurbishment of the IBTC (International Boatbuilding Training College) building in Lowestoft.

Based at the Sea Lake Marina, Lowestoft, the IBTC building houses vital items of plant and machinery used in the boatbuilding industry, as well as a number of boats in mid-construction. The Tilia team has to take great care during construction therefore, planning the logistics of any necessary movement of equipment.

The team’s approach is to treat the building as separate sections. The large, middle section of the premises requires the safe removal and disposal of asbestos roof sheets prior to the installation of insulated 120mm composite roof sheets with associated roof lights, cladding, flashings, gutters and drainpipes.

In the IBTC canteen we will be replacing the existing chipboard flooring with an industrial standard 22mm tongue and groove version, possibly replacing or reinforcing floor joists in the process. The room will then be made open plan with new kitchen fittings and a viewing window installed overlooking the workshop, with acoustic insulation and Fireline board in the surrounding wall. A new PVCu fire escape door will then be installed and the staircase to the canteen re-positioned.

The last stage of this phase will see us refurbishing the toilet areas complete with new sanitary appliances and a high security fire escape door.

As with all of our refurbishment projects, the Tilia team will take great care and attention to detail and safety measures whilst working on this extensive renovation for the IBTC, making it a more pleasant and safer place to work.
